Level 1 – RICS Condition Report
A RICS condition report provides clients with an overview of the property’s condition. It highlights any significant defects or issues that may affect the value of the property. It does not give advice or a valuation. If you’re unsure which type of report you need, Eyesurvey can help explain more.
Level 2 – RICS Homebuyer Report
The RICS homebuyer report is a more detailed analysis of the property’s condition. It includes an extensive inspection and highlights defects or anything which may affect the property’s value with the traffic lights system, but the Homebuyer report doesn’t look beyond the floor coverings, boards, or behind-the-wall finishes, but does give advice on further inspections or investigations needed. This will also include a reinstatement valuation for buildings insurance cover, and our opinion of the market value.
Level 3 – Building Survey
The building survey is a comprehensive analysis of the property’s condition. This report includes a detailed examination of the property’s structure, visible electrical systems or plumbing (but without carrying out any testing), and more. It is ideal for clients who are considering buying an much older property, very large or heavily extended property, or a property that may require significant upgrades or renovations.
